Nova Scotia kr\u00e6ver, at De registrerer Deres virksomhed, hvis De markedsf\u00f8rer eller faciliterer brugen af korttidsudlejning. Det omfatter ejendomsadministratorer, lejere og bookingplatforme som Airbnb og Vrbo.  <\/p>\n<h2>Skattekrav for korttidsudlejning i Nova Scotia<\/h2>\n<p>Canadiske virksomheder skal betale 38 % i indkomstskat. Efter fradrag vil den dog typisk ligge mellem 15 % og 28 %. <\/p>\n<p>Som andre canadiske provinser opkr\u00e6ver Nova Scotia sin egen selskabsskat. Der er to satser. Hvis De tjener under gr\u00e6nsen p\u00e5 $500.000 for \u00e5ret, betaler De kun 2,5 %. Med det in mente ser vi n\u00e6rmere p\u00e5 nogle af reglerne for korttidsudlejning i provinsens vigtigste turistdestinationer. <\/p>\n<h3>Halifax<\/h3>\n<p>Halifax tiltr\u00e6kker en bred vifte af bes\u00f8gende med sin levende kultur, historiske sev\u00e6rdigheder og natursk\u00f8nne vandreture. Byen ligger ogs\u00e5 kun en times k\u00f8rsel fra popul\u00e6re steder som Peggy\u2019s Cove. <\/p>\n<p>Det vigtigste at bem\u00e6rke er Halifax\u2019 detaljerede kommunale vedt\u00e6gter.<\/p>\n<p>Generelt kan De bruge Deres prim\u00e6re bop\u00e6l som virksomhed i alle byens zoner. De skal bo p\u00e5 adressen. L\u00e6s websiden for Deres kvarter, eller brug <a href=\"https:\/\/www.halifax.ca\/home\/online-services\/explorehrm\">ExploreHRM-kortv\u00e6rkt\u00f8jet<\/a>. Det er ogs\u00e5 bedst at f\u00e5 en byplanl\u00e6gger til at bekr\u00e6fte, at De opfylder kravene.  <\/p>\n<p>Ud over at registrere Dem hos provinsen kr\u00e6ver Halifax, at De f\u00e5r en tilladelse. Den koster $250, men udl\u00f8ber aldrig. De kan indsende Deres ans\u00f8gning via <a href=\"https:\/\/www.halifax.ca\/home-property\/building-development-permits\/permitting-planning-licensing-compliance-solution\">kommunens onlinesystem<\/a>.  <\/p>\n<h3>Cape Breton<\/h3>\n<p>Cape Breton har oplevet en <a href=\"https:\/\/destinationcapebreton.com\/wp-content\/uploads\/2021\/04\/DCB-Strategy-2023-24.pdf\">kraftig stigning i eftersp\u00f8rgslen<\/a> efter indkvartering. Denne lov g\u00e6lder for alle ejendomstyper, uanset om der er tale om kort- eller langtidsudlejning.   <\/p>\n<h3>Truro<\/h3>\n<p>Bes\u00f8gende bruger ofte Truro som base for at udforske Bay of Fundy. Byen ligger lige midt i den gamle kystlinje med sine h\u00f8je tidevand og mange fossilfundsteder. <\/p>\n<p>Truro definerer korttidsudlejning som et sted, der udlejes i 30 dage eller mindre ad gangen. Det bruges dog til at beregne markedsf\u00f8ringsafgifter. De skal stadig registrere Deres virksomhed i Nova Scotia, hvis De ofte udlejer en m\u00e5ned ad gangen.  <\/p>\n<p>I mods\u00e6tning til mange andre byer er Truro ikke s\u00e6rligt optaget af at begr\u00e6nse korttidsudlejning. <a href=\"https:\/\/truro.ca\/documents\/pln\/1534-municipal-housing-needs-assessment-town-of-truro\/file.html\">Nyere forskning<\/a> viser, at disse virksomheder n\u00e6ppe bidrager til boligkrisen der.<\/p>\n<h3>Annapolis Royal<\/h3>\n<p>Ikke langt fra Truro ligger den lille by Annapolis Royal. Det er endnu et hotspot for folk, der bes\u00f8ger Bay of Fundy. <\/p>\n<p>Annapolis Royal regulerer dog brugen af korttidsudlejning stramt. De kan kun udleje til g\u00e6ster i korte perioder, hvis De bor p\u00e5 stedet. De m\u00e5 heller ikke \u00e6ndre eller udvide Deres ejendom for at omdanne den til turistindkvartering.  <\/p>\n<h3>Wolfville<\/h3>\n<p>Et andet popul\u00e6rt sted langs Bay of Fundy er byen Wolfville. Den er omgivet af hav, bjerge og landbrugsland. <\/p>\n<p>Igen er Wolfville i praksis kun egnet til langtidsbeboere. De skal registrere Deres ejendom og dokumentere, at det er Deres prim\u00e6re bop\u00e6l. Ingen m\u00e5 have mere end tre udlejningsenheder p\u00e5 deres grund.  <\/p>\n<h3>New Glasgow<\/h3>\n<p>Rejsende til New Glasgow f\u00e5r mulighed for at se en anden side af Nova Scotia. Byen ligger i hjertet af Pictou County ved den smukke kyst. <\/p>\n<p>New Glasgow har set en gradvis stigning i korttidsudlejning. De fleste er hele boliger og lejligheder frem for private v\u00e6relser. Det skyldes, at der er st\u00f8rre eftersp\u00f8rgsel efter hytter i skovomr\u00e5der end efter stilfulde hoteller.  <\/p>\n<p>Uanset hvilken type indkvartering De tilbyder, kr\u00e6ver New Glasgow, at De registrerer Dem. De skal have \u00e9t certifikat for hver ejendom, De driver. <\/p>\n<p>De skal ogs\u00e5 f\u00f8re detaljerede optegnelser over alle Deres finansielle aktiviteter. Hvis De bruger et ejendomsadministrationssystem som Hostfully, b\u00f8r det gemme alle Deres <a href=\"https:\/\/www.hostfully.com\/da\/booking-pipeline\/\">historiske bookingdata<\/a>. Alt, De skal g\u00f8re, er at freml\u00e6gge oplysningerne for myndighederne efter anmodning.  <\/p>\n<h3>Lunenburg<\/h3>\n<p>Lunenberg er en popul\u00e6r destination p\u00e5 grund af sine farverige tr\u00e6huse, som giver byen en unik charme. Den er m\u00e5ske lille og lidt afsides, men det er et ber\u00f8mt UNESCO-verdensarvssted. <\/p>\n<p>I lyset af sin status er Lunenberg opsat p\u00e5 at beskytte sine bygninger mod turismens p\u00e5virkning. De har strenge zonelove for, hvor De kan drive virksomhed. <\/p>\n<p>Som reaktion p\u00e5 de nye love har Lunenberg beskrevet, hvordan man f\u00e5r dokumentation for overholdelse til registreringen. De skal ans\u00f8ge om to dokumenter: en Development Permit og en Zoning Confirmation Permit.
