I’ve been in the vacation rental industry for over a decade, and I’ve sat in on hundreds of customer and sales calls. Over the years, I’ve heard just about every pro and con there is about property management software, especially when it comes to LiveRez and Streamline.
So when I heard LiveRez is being deprecated and all users are getting migrated over to Streamline, I felt the need to write this. Not as a sales pitch, but as someone who’s seen firsthand what happens when operators get forced into a system that doesn’t fit how they run their business. What I’ve seen with Streamline: Lots of power, even more baggage
Streamline has been around since 2008. And in many ways, it still operates like it’s 2008. I’ve talked to operators who’ve spent months trying to onboard or troubleshoot integrations, only to realize they were locked into a rigid ecosystem full of expensive add-ons.
Here are the most common issues I’ve heard on calls:

- The all-in-one approach sounds good… until you need flexibility: You’re encouraged to use their built-in phone system, accounting, and task tools but many operators tell me these features aren’t flexible enough to meet their needs. It’s a concern that’s valid given that most operators under 100 properties have their own ways of operating.
- Messaging is clunky: Streamline doesn’t offer a true unified inbox. You have to jump between tabs, and OTA syncs aren’t as reliable. It’s a step back given compared to Hostfully which has a true sync’d inbox which is part of the reason it earned Preferred or Premier Partner status with Airbnb, Vrbo, and Booking.com.
- No mobile app: This one always surprises people. In 2025, you still can’t manage your operations on the go with Streamline.
- Trust accounting: This is their most praised feature, but I’ve looked into it, and it’s not as full-featured as it’s made out to be. And with integrations like Ximplifi and Clearing, you can get stronger accounting support for less.
What’s actually going away with LiveRez
I’ve always respected the LiveRez team. They’re scrappy, and they’ve built some loyal customer relationships. But they’ve remained small, and now with a team of just 40 people under a larger parent company, it’s no surprise the platform is being phased out to Streamline.
If you’re a current LiveRez user, this transition is likely raising many questions. Your entire business processes are about to change and maybe not even for the best. This is where I’ll run my sales pitch and invite you to consider Hostfully. You’ll get all the features you already have with LiveRez and a few upgrades (without a bloated price tag):

A lot of LiveRez users were frustrated with how limited their channel distribution has been.
