Frequently asked questions

Listing your property on MiniStays is easy and free! Just follow these steps: 1. Visit the MiniStays website. Create a host account, if you haven’t already done so. Among other things, you’ll need to verify your phone number, email, and upload some form of identification. You will also need to create or connect a Stripe account to enable payouts. 2. Go to your dashboard and click on “Listings” in the left hand column. Then click “Add Listing” in the top right hand corner. Enter information, description, photos, pricing, availability, amenities etc. until completed. Be as detailed as possible here as it helps guests know what to expect during their stay at your property. Tips:
  • The MiniStays team highly recommends professional photography as it’s proven that will help you book faster, attract better guests, and earn more money.
  • Take some time to think through each cancellation policy option in conjunction with your security deposit policy. Make sure to inform the guests what to expect in terms of cancellations, damage to property, and how/when the deposit is expected to be returned.
3. When you’re done filling out the required info, click publish listing. Congrats! You’ve successfully listed your first property on MiniStays!
No, all properties listed on MiniStays must be rented for a minimum of 30 nights. There are no exceptions to this, and the MiniStays system does not allow for any stays of less than 30 nights. Hosts can set their minimum to anything over 30 days.
No. MiniStays only allows listings that are fully furnished.
Yes, all utilities need to be included in the monthly rate. Monthly travelers expect to have basic necessities covered in their rent.
No. All of your fees and payment schedule are shown on the checkout page and in your inquiry before you approve a guest. The guest only pays the security deposit up front + their Guest Service Fee to secure a booking. The first rental payment is paid on the reservation start date and includes the following:
  • First 30 days of rent
  • Cleaning fee (if applicable)
  • Pet fee (if applicable)
  • MiniStays Service Fee
The amount of the security deposit is up to the host. On average it should be about 30-40% of monthly rent or flat fees such as $500 or $1,000 for security deposits for mid-term rentals. The security deposit is refundable and is required to be returned within 14 days of the stay’s end date.
MiniStays has 4 options for Hosts to choose from for their cancellation policies. Also, based on the Host’s cancellation policy, the Host can determine how the security deposit will be handled upon cancellations. For example, if a Host has a flexible cancellation policy then they may be more strict in how much of the security deposit is returned as a result of early cancellation.
